WDA provided professional design and permitting services for AvalonBay Northborough, a 382-Unit affordable apartment community developed under M.G.L. Chapter 40B. Located at the intersection of Route 9 and Route 20, the project was implemented in conjunction with Northborough Crossing, a new 625,000 sf open air mixed-used development. With sensitive ecological resources existing throughout the property, the overall design required carefully locating buildings, driveways, parking, and amenity areas in order to minimize site disturbance and to protect adjacent wetlands.
WDA provided comprehensive design services, including overall site layout, utility and drainage design, the design and permitting of approximately two miles of off-site sewer and water, landscape buffering along adjacent residential properties, wetland mapping, environmental resource delineation, and boundary survey. In addition, pedestrian walkways are provided to connect the AvalonBay project directly to the numerous amenities offered by the retail development. Comprehensive Permitting services for the entire 160 acre, mixed-use project include a variance to allow retail use in an industrial district, Special Permit, Site Plan Review, Massachusetts Department of Transportation curb cuts, an Order of Conditions, Massachusetts Department of Environmental Protection (DEP) sewer permits, and an Environmental Impact Report (EIR) to be filed with the Massachusetts Environmental Policy Act (MEPA).
