WDA’s professionals are experienced with the full range of building projects from one story industrial space with minimal parking areas and large loading platforms to multiple story first class office buildings with spacious entry foyers, specialized landscaping and outdoor food courts. The following projects demonstrate the range of our recent experience:

Boston Hill, Westborough/Shrewsbury/Northborough, Massachusetts
WDA performed detailed master planning studies of this difficult 140± acre site that is located in three towns and contains five different zoning districts. Other challenges to our designers were the steep topography, poor access and sensitive wetland areas. Through completion of thorough site analysis studies and creative access designs, we completed a site master plan for 400,000 sf of office and 30,000 sf of retail space and associated parking as well as sufficient area for a 60,000 sf YMCA facility. WDA obtained permit approvals and provided construction documents for the YMCA facility, infrastructure upgrades for the entire park, and construction layout for the main access roadway.


2200 West Park Drive, Westborough, Massachusetts
WDA was contracted to provide comprehensive services for the establishment of a new 4 story, 75,000 square foot first class office building in an existing business park. Our services included topographic and boundary surveys, utility research, soils testing, wetland delineation, landscape architectural design to accommodate the extended access drive and wetland constraints, as well as civil engineering drawings for presentation to the Town. Environmental permits included preparation of a Notice of Intent, Sewer Connection Permit, and EPA (NPDES) Stormwater Permit. This project required our engineers to design an extensive infiltrative drainage system below the proposed parking areas enabling the client’s building program to fit within the zoning and landscape constraints of the site. This project is complete and the building fully occupied.

Lucent Technologies, North Andover, Massachusetts
WDA was initially retained to provide as-built survey services and drainage design for relocation of modified roof drains. Our contract was expanded to include detailed topographic surveys for building additions, site engineering and drawing preparation for a new electric generation building, detention basin and supporting utility upgrades. The Lucent Technologies site includes over 100 acres of property with numerous historic buildings and utility systems.

Worcester Corporate Center, West Boylston/Worcester, Massachusetts
WDA services initially included preparation of an update to the site master plan to accommodate one story R&D/Office buildings for this 10 lot, 80 acre project. Services included preparation of a rendered marketing plan for use by the owner and real estate broker, preparation of conceptual site plans for possible buyers for several of the proposed building lots, and renewal of all environmental permits for the project. Most recently, we were retained to design the initial building, a 20,000± sf materials testing facility with supporting office areas and 50% expansion space. The project is now fully completed.

Teamsters, Worcester, Massachusetts
WDA was contracted by Francis Harvey and Sons to provide comprehensive site design services for a three-story 38,000± square foot office building located on Route 20 adjacent to Broad Meadow Brook. Our services included topographic and boundary surveys, utility research, soils testing, wetland delineation, and landscape architectural and civil engineering design for this 15± acre site. Our design which included a sewer pump station and wetland crossing, creatively minimized environmental and site impacts while accommodating future development of the other parcels. Permits included Site Plan approval, Notice of Intent, Sewer Extension Permit, EPA (NPDES) Stormwater Permit and a MHD Curb Cub Permit. The construction of the building is now complete.

Park Nine West, Shrewsbury, Massachusetts
WDA services included drainage design for two proposed 25,000 sf office/R&D buildings to satisfy requirements of the Town Engineer, including preparation of drainage calculations and attendance at meetings with the Town. Services also included review of the existing sewer pump station and an analysis of its capacity to meet the proposed site development. Our contract was extended to include full site engineering and environmental permitting for the final 25,000 sf R&D building. The construction of this building is now complete.


Neck Road, Haverhill, Massachusetts
WDA was contracted through CB Commercial/Whittier Properties and the land owner, L3 Communications, a Division of Loral, to provide a site feasibility study for 15 acres of land located on the Merrimac River and Interstate 495 in Haverhill, Massachusetts. Services included research at the City to obtain record utility and site plans, site reconnaissance to review landscape constraints and wetland limits and preparation of several conceptual site development plans to determine the maximum buildout of the property within the extensive floodplain constraints.

Interstate 290/Route 140, Shrewsbury/Boylston, Massachusetts
WDA was hired to analyze and prepare conceptual development plans for a multi-building office/R&D park on 140± acres of land with over 2,500 feet of frontage on Interstate 290 at the Route 140 Interchange. WDA’s work included identification of wetlands and other critical environmental resources, utility and soils research, topographic and boundary plan compilation and preparation of a nine building master plan utilizing 3 story office, 1 story industrial and 2 story R&D buildings. Total project buildout is expected to be approximately 572,000 sf.

Forbes Boulevard, Mansfield, Massachusetts
WDA services included an existing site survey to locate spot elevations and specimen trees, performing infiltrative soils testing as well as site design to expand the parking lot at this office facility. Our scope also included preparation of permitting drawings and drainage calculations, site layout and observations during construction.

NEC Technologies, Inc., Boxborough, Massachusetts
WDA was brought onto the Cushman & Wakefield team to assist in the analysis of the existing NEC building and 140± acres of vacant land at the intersection of Route 495 and Route 111 in Boxborough. Our work included preparation of a site development master plan, zoning and environmental constraints summary, cost estimating, preparation of marketing exhibit plans, and presentation of our recommendations to NEC's Corporate Facilities/Real Estate Division.

Lehi Sheet Metal, Southborough, Massachusetts
WDA services on this assignment included boundary and topographic surveys, conceptual site planning, and permitting work necessary to obtain a use variance for 10,000 sf of manufacturing space in a residential zone in Southborough. Services continued with complete civil engineering design to prepare full site plans and submission of a Notice of Intent for work in the wetland buffer zone and the adjacent Riverfront area of the Sudbury River.
