WDA provides professional services for a variety of retail projects ranging from site feasibility and program development, through construction layout and final certificates of occupancy. The following is a representative listing of our retail projects:
Bay State Commons, Westborough, Massachusetts
Waterman Design was hired by the retail development corporation of Phillips International, Inc of New York City to transform the former 56 acre Baystate Abrasives industrial complex into a new 350,000 square-foot retail center, integrated into the central village in the Town of Westborough. WDA’s services included overall master plan development, re-zoning efforts, permitting and comprehensive site engineering, landscape architecture and survey. The project includes design of a new 2.5 acre public park and common, developed in coordination with the Town’s Planning Department.
The Loop Northborough/AvalonBay, Northborough, Massachusetts
WDA has been contracted to provide full design and permitting services for a 575,000 square foot “lifestyle” type mall and 350 affordable (Chapter 40B) apartments at the intersection of two state highways, Route 9 and Route 20. Services include wetland mapping, environmental resource delineation, boundary survey, full civil engineering and landscape architectural design. Our work includes the design and permitting of approximately two miles of off-site sewer and water. Permits on this 160 acre, mixed use project will include a variance to allow retail use in an industrial district, Special Permit, Site Plan Review, Mass Highway curb cuts, an Order of Conditions, DEP sewer permits, and an EIR to be filed with MEPA.
Orchard Square, Littleton, Massachusetts
Waterman Design was retained by Colonial Automotive Group to provide site plans and permitting services for two sites located on either side of Route 119/2A. Orchard Square North, the former location of Littleton Flick and a retail/office building, will be re-developed to accommodate the new 55,000 square foot home of Acton Toyota. The site was designed to maximize visibility of the vehicle display area while maintaining a large area of existing vegetation. Orchard Square South, a previously undeveloped site, will contain approximately 32,000 square feet of retail and restaurant in two separate buildings. WDA worked closely with the Town to provide a plan that is appropriate for this rural New England town.
Dunkin Donuts, Westborough, Massachusetts
Near the center of Westborough, on the site of the former Post Office, Dunkin' Donuts constructed a uniquely styled building to fit the requirements of the Westborough Boards and Commissions. Waterman Design assisted Dunkin' Donuts through the site planning and permitting process by preparing site plans to convert the abandoned Post Office to a new restaurant. The permitting entailed Site Plan Review, zoning findings, an Order of Conditions and a permit for work within a regulatory flood plain. WDA's continued involvement included providing construction services to the general contractor for shop drawing review, coordination with the permitting authorities and survey layout and progress as-builts to ensure compliance with the various permits.
Highpoint Center, Westborough, Massachusetts
Waterman Design was initially retained to prepare feasibility studies for a vacant property adjacent to Route 9 in Westborough to best utilize this prime location. Our work ultimately resulted in a layout that accommodates an approximately seventeen thousand square foot mixed-use two story building while providing significant open space and a 100' buffer to the adjoining homes. The selected layout allows for a drive-through restaurant and other retail/restaurant space on the first floor, with the second floor serving as office and/or additional retail space. Permitting involved Site Plan Review and a Mass Highway Indirect access permit. As usual, WDA encouraged the proponent to involve the neighbors early in the process, and as often is the case, a contingent of abutters wrote letters to the Planning Board and Board of Selectmen in support of the project. WDA provided construction services to the general contractor including shop drawing review, coordination with the permitting authorities and public utility companies as well as survey layout and progress as-builts to ensure compliance with the various permits.
Colonial Volkswagen, Westborough, Massachusetts
WDA provided comprehensive services from feasibility through construction documents for a 24,000 square foot automobile dealership on Route 9 in Westborough. The site had many constraints including steep slopes and its location, adjacent to a residential neighborhood. WDA designers worked to provide our client with a plan that takes advantage of the visibility from Route 9 while maintaining much of the existing vegetation, buffering the residential neighborhood.
Walgreens, Bellingham, Massachusetts
WDA has performed the design for a 15,000 square foot Walgreen’s Pharmacy in the center of Bellingham. Coordination was required with the site access drive which is shared with the new Town Hall building and off-site improvements for a signalized intersection. WDA worked closely with the town and tenant’s representative to design a shared access driveway and to provide landscape architectural elements that are appropriated for the area and match similar features in the surrounding Town Center area.
Applebees, Great Way Place, Westborough, Massachusetts
WDA provided comprehensive design services, from feasibility analysis through permit approvals for a 60,000 sf mixed use, development on Route 9 and Indian Meadow Road. Extensive wetland constraints required our designers to incorporate very creative site planning and drainage control techniques. Access from a state highway required permit approvals from the MEPA unit of the Executive Office of Environmental Affairs and the Massachusetts Highway Department. This retail space is now fully occupied by Applebees restaurant and Subway, and the office building is fully leased to Applix Software.
Hannaford, Northborough, Massachusetts
WDA has completed the initial design services to develop a 35,700 sf Hannafords Supermarket on Main Street. Our wetland specialist first analyzed the potential setback issues associated with the on-site riverfront area. By reducing the total impacts in the riverfront, the building program could be met. In addition, our landscape designers were able to accomplish the client’s needs and still reduce a previously designed 12 foot high retaining wall to a maximum height of 4 feet. Initial responses from our presentation to the Town department heads was very positive.
SuperShaws/CostCo, Westborough, Massachusetts
WDA was contracted to design the overall master plan for a 140,000 sf retail facility on Route 9. The property which comprises 46± acres includes extensive wetlands, areas of critical environmental concern (ACEC) and 100 year floodplain. Following a thorough site analysis study our design staff prepared numerous concept plans for several “big-box retailers”, including SuperShaws, Home Depot and CostCo with a Krispy Kreme. Numerous plans were presented to an abutting retirement community to gain support. Additionally, WDA obtained Planning Board and Town Engineer’s approval prior to presenting to and obtaining a vote to rezone the property from Residential to Highway Business at the annual Town Meeting.
Mill Stores, Westborough, Hyannis & West Harwich, Massachusetts
WDA was retained by the owner of the Mill Stores to assist with the design of site improvements and permitting for their new store in Westborough. Based on our recommendations for upgrades to the landscaping and vehicle circulation patterns in the existing parking lot, a Special Permit was unanimously approved by the Planning Board. To support the existing Mill Store in West Harwich, WDA performed a topographic and property line survey of two abutting parcels and completed the design of an expanded parking facility and new outdoor sales area. WDA also performed a topographic survey and designed a new parking facility for the existing Mill Store distribution facility in Hyannis.
Hoyts, Outback & Uno’s - Stage Coach Plaza, Westborough, Massachusetts
This three building multi-use project includes retail/restaurant/cinema uses, consisting of a 48,000 sf/12 screen cinema, a 30,000 sf retail building and a 12,000 sf retail/restaurant building. WDA was contracted to provide construction inspections and monitoring of the compensatory wetlands for final site certifications and to support the issuance of occupancy permits. Most recent services included the preparation of title insurance surveys on the Uno’s Restaurant and the Outback Restaurant parcels.
TJ Maxx / Mill Stores - WestMeadow Plaza, Westborough, Massachusetts
WDA provided landscape management design services including parking site plans, clearing/replanting recommendations and environmental permitting with the Conservation Commission, Planning Board and Massachusetts Highway Department for various site and parking upgrades at an existing 150,000 sf retail project at the intersection of two state highways.
Cityside Subaru, Medford, Massachusetts
WDA provided site planning services to Colonial Automotive Group relative to the conversion of a former industrial site to an automobile dealership. WDA prepared a detailed site plan showing both display and customer parking areas and recommended various landscape improvements for this very urban site. The project was approved by the Medford Community Development Board and construction is now fully completed.
CVS/Pharmacy, Westborough, Massachusetts
WDA assisted the site developer of this new 10,000 sf CVS Superstore in obtaining final site approvals from the Town. This included the redesign of an adjacent intersection on East Main Street, meeting the requirements of the Town Engineer.
Colonial Automotive Group, Belmont, Massachusetts
WDA provided site planning services for a 15,000± square foot addition/renovation to an existing automobile dealership. Site Plan approval and a Special Permit were required for this work that also included a 90 car parking deck to be utilized for inventory and display vehicles.
Curry Copy Center, Westborough, Massachusetts
During the expansion of this existing retail business, WDA provided general consulting during construction to address parking, loading and ADA compliance issues.
Glick Nissan, Westborough, Massachusetts
WDA has provided various consulting services to the owner of this property to plan for future growth and business expansion. Services have included an as-built survey, wetland delineation and conceptual site designs for a modified parking layout. WDA also designed a new sewer layout, which included the abandonment of an existing septic system, and received Town approvals from Conservation Commission, the Department of Public Works, and the Board of Health.
Fleet Bank, Abington, Massachusetts
WDA provided design and permitting services for a new 3,000± sf branch bank at the corner of Brockton Avenue and Bedford Street. The original design called for the bank and associated parking to be located on a 27,000± sf lot that contains 3,700± sf of wetlands. Once Fleet acquired the rights to the adjacent property, the design was modified to accommodate additional parking and to improve vehicular circulation. WDA worked closely with the state and town to obtain the necessary permits. Construction is now complete.
Fleet Bank, Worcester, Massachusetts
WDA assisted Fleet in obtaining local permits for a 600± sf building expansion for their branch located in Perkins Family Marketplace. The project included the relocation of a drive-thru teller, new drive-thru ATM, sewer connection and additional landscaping. The project encroached onto existing parking therefore a parking calculation analysis had to be performed for the entire plaza to confirm compliance with the City’s Zoning By-law.
Central One Federal Credit Union, Shrewsbury, Massachusetts
WDA was hired to assist with the site design and permitting of the conversion of this former Julio’s Supermarket to a Federal Credit Union. Services included topographic survey, site design to accommodate the modifications to the parking and circulation for a drive-thru bank machine, full site plan preparation, landscape architecture, and permitting with the Town.
