WDA was contracted to design the overall master plan for a 140,000 s.f. retail facility on Route 9. The property, which comprises 46± acres, includes extensive wetlands, an area of critical environmental concern (ACEC), a vernal pool and 100-year floodplain. WDA then obtained Planning Board and the Town Engineer’s support for a rezoning effort and ultimately assisted our client in obtaining a favorable vote to rezone the property from Residential to Highway Business at Town Meeting. Following the Town Meeting vote, WDA performed a thorough site analysis study and our design staff prepared numerous concept plans for several “big-box retailers”. A 128,000± s.f. Home Depot and a 3-story 50,000± s.f. office building were selected and the project was scoped by MEPA requiring the filing of an EIR due to the potential traffic impacts at full build out. The project was designed to provide the necessary site improvements while maintaining significant buffers to the many environmentally sensitive areas located around the site.
